FIRE REPORTING

Anyone who detects a fire or an immediate danger of fire, or any phenomenon indicating the circumstances of a fire, must report it without delay to the disaster management emergency call-receiving/operations control center by calling the central emergency number 105 (or the general emergency number 112).

The fire report (incident report) must include:

The exact location and address of the fire or incident involving damage,

What is burning, what is at risk, and the approximate extent of the fire (m²)

Is anyone’s life in danger?

The name of the person making the report and the number of the telephone used to make the emergency call.

I. PROVISIONS

1. Every person is obliged to make their telephone or other communication device available free of charge for reporting a fire or an incident involving damage.

2. A person who fails to report the outbreak of a fire or reports it late, refuses to participate in or assist with firefighting, fails to provide the assistance expected of them when requested to help with firefighting or rescue, and/or fails to comply with the fire-prevention provisions set out in fire-safety legislation in the prescribed manner and to the required extent, or seriously violates them, may—unless the act is subject to a more serious legal classification—be subject to a FIRE SAFETY FINE.

3. Following the fire alarm and/or simultaneously with it, the people in the building must be alerted—using the locally customary method, such as shouting, a fire alarm, or activating the fire alarm system—and the organized evacuation of guests must then begin.

EVERY EFFORT MUST BE MADE THROUGH DECISIVE ACTIONS to prevent a PANIC SITUATION from developing.

II. RULES OF CONDUCT IN THE EVENT OF A FIRE

1. Firefighting must be started using the available equipment and materials, including a fire extinguisher if necessary. It is forbidden to extinguish a fire involving energized electrical equipment with water before disconnecting the power!

2. In the event of a fire, guests should leave via the evacuation routes, preferably directly into the open air, where they will be safe. If this is not possible because of the fire’s spread, size, or smoke, they must go to a place—a protected part of the building—from which the fire service can rescue them.

3. Until the fire service arrives, persons whose ability to act and/or move is restricted must be rescued first from the part of the building endangered by the fire.

4. If smoke develops and evacuation is necessary, leave the building crouched down while protecting your mouth with a damp cloth (a wet handkerchief). Smoke fills the upper areas; the lower section, approximately 0.8–1.0 meters high, remains smoke-free.

5. Where possible, organized rescue of property and movable assets must also be started. A designated person must ensure the safekeeping of assets that have already been rescued.

III. FIRE SAFETY OPERATING RULES

In accordance with the currently applicable National Fire Safety Regulations issued by BM Decree 54/2014 (XII. 5.), guests must comply with the following fire safety usage rules:

IV. GENERAL USAGE RULES

1. Smoking is prohibited in beds (the use of electronic cigarettes and hookahs is also not permitted).

2. In the rooms, only small electrical appliances that are part of the room furnishings may be used.

3. The fire-fighting equipment and devices provided may be used only in the event of a fire.

4. Passageways, exits, and stairways on the guesthouse premises must not be narrowed or obstructed, even temporarily, and must be kept clean and unobstructed at all times.

5. The portable fire extinguishers provided must not be used for purposes other than those intended, removed unnecessarily from their designated locations, or have their inspection tags torn off.

6. The use of any heating equipment other than the installed heating system is prohibited in the guesthouse!

7. It is prohibited to pour highly flammable liquids, gasoline, aromatic alcohol, or similar substances on the floor of the guesthouse.

8. Only electrically and technically sound appliances that do not cause fires, with intact, undamaged cords, may be used in the guesthouse. During use of electrical appliances, loose or damaged wall sockets must not be used until they have been repaired or replaced.

9. In rooms where irons are used periodically, only sockets with an indicator light may be used for this purpose. Using a coffee maker in these rooms is not permitted.

10. Guests may iron only in the designated area. The iron must be placed on a heat-insulating mat so that there is at least 50 cm between the iron and any combustible material.

11. Electrical appliances permitted by these regulations must not be left unattended while operating in the rooms designated for this purpose. After completing the activity, the power must be switched off and the system disconnected from the connection point.

12. On the guesthouse premises, storing flammable liquids is prohibited except in the room and storage cabinet designated for this purpose.

13. Cleaning products and other flammable substances may be stored only in the designated location and only in quantities sufficient for one week's use.

14. The cleaning staff member designated by the manager must monitor compliance with the fire safety and usage regulations applicable to the guesthouse and, in the event of any irregularity, warn the guest through their immediate supervisor to rectify the violation.

15.The guesthouse staff must familiarize themselves with the location and use of all fire protection equipment and devices, the location of the main utility shut-off valves, and the evacuation routes, so that in the event of a fire they can assist smoothly with evacuating guests and, within their capabilities, begin professional firefighting intervention before the professional firefighters arrive.

V. PROTECTION OF ELECTRICAL EQUIPMENT

1. Only electrical equipment may be used if, during its intended use, it does not pose a fire hazard to its surroundings.

2. A distance must be maintained between electrical equipment and combustible materials or furnishings in its vicinity such that heating caused by the equipment's normal operation or a malfunction cannot cause a fire in the surrounding area.

3. Electrical equipment must be cleaned regularly of contaminants—primarily combustible ones—that could adversely affect the equipment's heat dissipation or cooling conditions, or that could themselves ignite from the heat.

4. Electrical equipment that is no longer in use must be disconnected from the network and, after being permanently taken out of use, dismantled. Temporary disconnection or switching off does not apply to devices and equipment designed for continuous operation. A computer in standby mode is considered to be switched off.

5. The electrical network must not be overloaded.

6. Only a fuse of the appropriate original rating, sized for the relevant load, may be used to protect the electrical network. Improperly repairing or rewiring a fuse is unlawful and PROHIBITED! Such a fuse must be replaced. If it blows again, an electrician must investigate the cause.

7. Repairs to electrical equipment and the electrical network may only be carried out by a qualified electrical professional—an electrician.

8. The instructions for operating and maintaining electrical equipment must be known and followed.

COMPLIANCE WITH AND ENFORCEMENT OF THE ABOVE FIRE SAFETY HOUSE RULES IS THE DUTY OF EVERY RESIDENT!

KÁCSOR GUESTHOUSE - GENERAL HOUSE RULES and INFORMATION

GENERAL INFORMATION

We hereby inform our esteemed guests that Etyeki Kúria aims to ensure the cultured entertainment and safety of its guests and partners, as well as the protection of its premises, properties, furnishings, and equipment, as follows.

1. All guests of Etyeki Kúria are required to accept and comply with the House Rules. By entering the premises of Etyeki Kúria, guests acknowledge that the provisions of the House Rules are binding on them with.

2. The Etyeki Kúria guest areas (including both the built and natural environment, exclusively for its intended purpose appropriately may be used. Our guests and partners must not violate the applicable laws of Hungary or the provisions set out in these House Rules rules.

3. Compliance with the House Rules is monitored by the employees of Etyeki Kúria. Our colleagues may, where appropriate, instruct you to comply with the House Rules.

4. In the event of a violation of the House Rules, the employees of Etyeki Kúria may refuse to provide further service to guests and/or initiate the removal and banning of the person violating the House Rules from our premises.

5. Any alteration to the guest house is prohibited.

6. Etyeki Kúria operates several service units, which may function independently of one another. The Tenant / Contractor shall strictly comply with the rules concerning the separation of areas and noise; for example, the use of separate parking areas and open spaces, and shall also require the Client and/or additional Service Providers to comply with these rules. Events held simultaneously must not disturb one another.

7. The Parties agree that upon completion of the rental period, they shall jointly inspect the condition of the guest house and, if necessary, prepare a report on any resulting damage, missing items, etc.

8. If damage has been caused by the Tenant, the Tenant’s guests, and/or their associates, the Parties shall record its nature and anticipated costs in a report, which constitutes the Tenant’s acknowledgment of responsibility and of the fact that the damage occurred.

9. The Tenant shall reimburse the Contractor within 8 days of the invoice being issued for the amount agreed by the Parties during their consultation to cover damages falling within the Tenant’s sphere of responsibility.

10. The Tenant acknowledges that they are responsible for the conduct of guests invited by them and/or service providers engaged by them as if it were their own, and also acknowledges that during the rental period they are required to inform the Contractor in advance and in writing of any subcontractors they may engage.

PARTICULARLY PROHIBITED ON THE PREMISES OF ETYEKI KÚRIA – 1.

1. Engaging in any activity or exhibiting any conduct that violates the law, breaches the basic expectations of civilized coexistence, violates public morals, or infringes on the human dignity or personal rights of others,

2. Any activity that subjects others to excessive noise, unpleasant odors, or other environmental nuisances,

3. Consuming or misusing drugs, prohibited performance-enhancing substances, or narcotics,

4. Possessing or using stabbing or cutting instruments, weapons, pyrotechnic devices, or any other item capable of causing alarm, as well as bringing in any object or device that could endanger the physical safety of others;

5. Conducting commercial activities, advertising, or propaganda without the permission of Etyeki Kúria (including placing advertising boards, A-frame signs, posters, and flyers),

6. Organizing or conducting any form of gambling.

PARTICULARLY PROHIBITED ON THE PREMISES OF ETYEKI KÚRIA – 2.

1. The following are prohibited throughout the premises of Etyeki Kúria:

a. Scattering confetti.

b. Using fireworks.

c. Holding a karaoke party.

d. Holding a wedding music event or playing wedding music.

BEHAVIOR ON THE PREMISES OF ETYEKI KÚRIA

In the event of drunken behavior, the staff of Etyeki Kúria and/or the persons or company commissioning the event concerned are obliged to arrange for the guest to be removed from the premises of Etyeki Kúria; if this does not happen, the Contractor shall seek the assistance of security personnel and/or the police.

LENGTH OF STAY

1. Arrival: From 15:00 on the day of booking.

2. Departure: By 10:00 on the last day of the booking period.

3. Guests at our accommodation may use the rooms for the period specified in the booking, until 10:00 at the latest on the day of departure.

4. If the guest does not leave the room within the specified time, the accommodation may also charge the guest for the accommodation fee for the following night.

5. Please contact the accommodation in good time regarding the possibility of late check-out. If the room is available, we can provide late check-out for an additional fee.

6. Guests arriving after midnight must also pay the full price of the “previous” night.

7. For early check-in, please contact the room reservations department in advance.

EXTENSION PERIOD and FEE

1. The guest house may be used for a specified period, which may be extended if:

a. the Contractor has no booking for a later time slot,

b. The following rental period ends before closing time,

2. When requesting an extension, the predetermined conditions must be taken into account. The extension fee includes the preparation and dismantling time required by the Service Providers contracted by the Client before the event begins and after it ends, such as setting up and dismantling decorations.

3. In the event of an extension, the Client acknowledges that the venues of Etyeki Kúria operate at different times, as specified in their operating permits.

ROOM KEY

1. We provide one key ring per room for the room booked.

2. If the Guest loses it during their stay, they must notify us immediately.

3. Upon departure, please return the key ring to our restaurant.

4. The compensation fee payable in the event of loss of or damage to the key ring is HUF 25,000 (i.e. twenty-five thousand forints).

OCCUPANTS and VEHICLE PARKING

1. Only previously registered guests may stay in the accommodation’s rooms.

2. Only persons who are not carrying infectious diseases and who are not visibly under the influence of mind-altering substances may stay at the accommodation.

3. Visitors are not permitted inside the building. Visitors may stay with the hotel guest only in the communal areas of Etyeki Kúria Sparkling Estate.

4. We provide our guests with free, camera-monitored parking on the hotel premises. Parking is permitted only in designated parking spaces.

5. For safety reasons, children under the age of 14 must not be left without adult supervision in the accommodation’s rooms and/or other areas.

ROOM EQUIPMENT and ITS USE

1. It is forbidden to remove items provided in the rooms from the accommodation premises.

2. The accommodation’s equipment may only be used for its intended purpose.

3. Damage caused intentionally or through improper use must be compensated by the person who caused the damage or their legal representative.

4. After departure, the rooms will be inspected. Guests are financially liable for any damage or vandalism discovered after departure.

5. Guests may not move the property's furniture in any way without the consent of the property's management, nor may they tamper with the electrical connections of electrical appliances or other equipment.

6. When leaving their room, guests must turn off all water taps, switch off all electric lights and other electrical appliances in the room, and lock the door.

7. Guests bear full responsibility for any damage resulting from failure to comply with the regulations.

8. Guests are liable for damage caused to the property's assets under the laws applicable in Hungary.

CLEANLINESS / CLEANING

1. The Tenant expressly acknowledges that no daily service and/or cleaning is provided at the property.

2. The Tenant is obliged to return the property in the condition in which it was handed over.

3. For bookings exceeding a three-night stay, the property is cleaned every third night between 10:00 and 15:00. If the staff cleaning the room finds a “Do not disturb! Ne zavarj!” sign on the outside door handle during this period, the room will not be cleaned, and the Guest may not claim a reduction in the fee or compensation as a result.

4. Daily cleaning is available at the property at no extra charge, but only upon prior request.

a. Requests for cleaning on a given day must be submitted by 15:00 on the day before cleaning.

NOISE LEVEL

1. Please respect the peace and quiet of the other guests and do not disturb them by making excessive noise.

2. Please pay particular attention to one another's peace and quiet between 22:00 and 08:00.

3. The property is entitled to warn any Guest who is disruptive and/or making excessive noise. If the warning is ineffective, the property is entitled to terminate the accommodation agreement unilaterally with immediate effect and to expel the Guest from the property without delay, without any obligation to provide a refund and/or compensation.

4. The property enforces a “No Parties in the Room” policy to ensure that our property and guests are protected at all times.

DECORATIONS, DISPLAYED ITEMS, CLEANING

1. Any decoration or item that is not part of the building's basic décor may be displayed or placed in the building only with prior written consent.

2. In accordance with the applicable fire safety regulations, decorative elements and displayed items must meet the following requirements and must also be freely movable:

a. They may not be attached to the building's structure in a way that causes irreversible changes to the structure of the property and/or movable property.

b. The times for delivery, removal, and decoration will be determined by prior agreement.

c. The removal of waste generated during the installation and dismantling of decorations is the responsibility of the Client or their service provider, who must remove it when it is generated.

d.Etyeki Kúria accepts no responsibility for displayed items or decorative elements.

e. The post-event cleaning service does not include the collection and removal of unusually large quantities of waste, such as cardboard boxes, promotional materials, or document folders, nor does it include putting away used equipment, such as banners, flags, or technical equipment. These are the Client’s responsibilities, and the Client must coordinate with Etyeki Kúria regarding their removal no later than the 5th working day before the event.

FOOD / BEVERAGES

1. Only food and beverages purchased on site may be consumed in the restaurant of the Etyeki Kúria Sparkling Estate.

2. At the Guest’s request, if, for example, a cake is brought in, this may only be done with Etyeki Kúria’s prior written permission; in such cases, the product brought in must comply with the applicable legal requirements, e.g. it must have HACCP certification, as well as a delivery note and/or must be accompanied by an invoice must also have one, and must not infringe upon Etyeki Kúria’s winemaking and/or tourism and hospitality interests.

PARKING

1. The applicable traffic regulations are in force throughout the Etyeki Kúria premises, including its car parks.

2. The car parks have a defined capacity, which the Client must coordinate with an Etyeki Kúria employee before the event.

3. The Etyeki Kúria car parks are located on private property but are not guarded areas; therefore, Etyeki Kúria is not liable for damage resulting from vandalism or theft.

FOUND ITEMS

1. Items found on the Etyeki Kúria premises will be kept on site for 1 (i.e. one) week.

2. If the owner does not come forward to claim the lost item within this period, Etyeki Kúria will donate it to charity.

3. Please hand found items in at reception.

4. We draw our Guests’ attention to the fact that our hotel accepts no responsibility for valuables left in the room. We recommend locking the room and the windows when leaving. The room safe provides a secure solution for protecting smaller valuables.

5. In the case of cash, securities, or valuables, the accommodation provider is obliged to compensate for any resulting loss only if it has demonstrably taken them into safekeeping.

IMAGE, VIDEO, AND AUDIO RECORDING

1. The Tenant acknowledges that the Etyeki Kúria buildings are equipped with security cameras that operate continuously.

2. By entering the Etyeki Kúria premises, the Client, their guests and/or collaborators accept that image and sound recordings are made throughout the entire estate, in which any visitor may appear.

3. The Customer is responsible for informing their guests and partners of this. The Customer and/or their guests may not make any claims regarding the recordings.

CHILDREN, MINORS

1. Persons under 18 may stay on the premises of Etyeki Kúria only under parental supervision.

2. Etyeki Kúria is not responsible for the safety of children; this responsibility lies solely with their parent or guardian.

SAFETY

1. Customers and guests must do everything reasonably possible and expected of them to protect their own and others' physical safety, as well as the areas and equipment of Etyeki Kúria and the property of others, and to avoid endangering them.

2. In the event of an emergency (e.g. natural disaster, fire, bomb threat, etc.), visitors must strictly follow the instructions of the Venue's staff.

3. The guest house is heated by industrial electrical equipment, which may be operated only by an Etyeki Kúria employee.

4. If the Renter, the Renter's guests and/or associates wish to change the preset temperature, they may not make any adjustments themselves.


RESPONSIBLE DOG OWNERSHIP

1. Etyeki Kúria places particular emphasis on ensuring that not only our fellow human beings but also all our other guests feel comfortable. Therefore, within the dog etiquette developed jointly with our partner, the Vigyél Haza Foundation, we ask guests arriving with dogs to comply with the few simple rules available on our website, ensuring that everyone can enjoy their time with us without disturbance.

2. Bringing dogs or any other animal is free of charge, but is permitted only with the prior consent of the accommodation facility, with a maximum of 1 (i.e. one) pet per room.

3. Owners must strictly comply with our policy regarding pets.

a. Animals are not allowed to climb onto the bed or any furniture intended for guests.

b. The bathtub, shower cabin, and washbasin must not be used to bathe or wash animals.

c. Kitchen equipment intended for preparing/serving guests' food must not be used to feed dogs or other animals.

d. Owners are responsible for ensuring that the animals remain quiet between 22:00 and 08:00. In the event of non-compliance with this rule, guests will be asked to leave the accommodation facility without a refund of the price of that night.

e. Owners who keep animals are fully liable for any damage caused by the animals to the property of the accommodation facility.

SMOKING AND FIRE

1. As of January 1, 2012, pursuant to Act XLII of 1999 on the protection of non-smokers, smoking and the use of electronic cigarettes are also PROHIBITED in all enclosed spaces.

2. The building is a non-smoking area, in which flames, smoke, mist, vapor, etc. from electronic cigarettes and other tobacco products permitted under applicable legislation are all prohibited.

3. Smoking is permitted only in designated areas.

4. In the event of a violation of the smoking policy, in addition to any official fine, a smoke-removal fee of HUF 50,000 (fifty thousand) per smoke-contaminated room shall be payable to Etyeki Kúria.

5. During their stay at the hotel, every guest must act in such a way that their behavior does not cause a fire.

6. In the event of a fire, the evacuation routes are located on the inside of the guest-room doors. You will find them on the side.

7. In the event of a fire, guests must immediately notify the telephone number provided and/or, if necessary, may use the portable fire extinguisher found in each accommodation unit to put out the flames.


WINEMAKING AND TOURISM ACTIVITIES

1. The Client acknowledges that Etyeki Kúria’s principal activities include winemaking, a sparkling-wine cellar, tourism, and hospitality, whose operations and facilities are run on site and involve noise.

2. The estate is classified as a particularly hazardous operational area, where the vineyards form part of the production process.

3. The winery’s production area, particularly the cellar operations area, does not form part of the rented areas under any circumstances.

4. The cycle of nature, and consequently the work involved in wine production, cannot be regulated in advance; however, Etyeki Kúria strives to accommodate events and relaxing leisure activities.

5. The entire area of Etyeki Kúria is an operational area, where any activity not agreed upon in advance that endangers the integrity of the vineyards and/or à la carte catering, or any tourism-related activity, is prohibited.

NATURE-ORIENTED LOCATION

1. The Tenant expressly acknowledges that the property of Etyeki Kúria named “Kácsor-Ház” is classified as a vineyard area, where animals native to Hungary, including woodland animals, may appear every day, and Etyeki Kúria Winery has no control over their movement or behavior.

2. Feeding wild animals found on the premises is prohibited. The person responsible and/or their guardian shall be solely liable for any resulting injury or damage.

SAFETY

1. The guesthouse has a maximum capacity of 6 people.

a. Ground-floor studio: maximum 2 people,

b. Upstairs apartment: maximum 4 people.

2. The main entrance of the guesthouse is a single large entrance door, which is opened manually.

3. In the event of an emergency of such severity that it prevents the use of the entrance door, use the ground-floor windows and/or the upstairs balcony of the guesthouse to exit.

4. If any problem or emergency arises that you notice before our colleagues do, please notify the responsible staff as soon as possible.

COMMUNICATION

1. The guesthouse is not equipped with telecommunication devices; however, our free internet service is available as follows:
